Below are a selection of Activate’s current and recent projects for a range of developers, investors and local authorities. They include advising on the regeneration of town centre locations, the repurposing of specific assets and enlivenment of a range of destinations.

Regenerate

Mixed Use Regeneration Scheme

Activate were recently instructed by U+I to provide a feasibility study of a potential mixed-use scheme. This included researching current local retail and leisure provision and analysis of the viability of potential options for the site. Initial evaluation concluded that a mixed use, independent-led solution, including a food hall community hub would meet the Council’s regeneration objectives.

High Street re-generation & masterplanning

Activate were recently instructed by a local authority on part of their town centre regeneration strategy, including re-purposing vacant space to include the relocation of the town centre market. The next stage will see a detailed viability study including financial forecasts, layouts and design options, building on previously completed customer research, trader consultations and competitor benchmarking.

Chester Northgate

Advising the local authority on the relocation of Chester Market into the new Northgate scheme, including business planning, lettings strategy, trader application process and expert witness at the CPO inquiry. Previously successfully reinvigorated existing market through marketing and events which increased footfall by 50%.

Repurpose

Liverpool Shopping Park, Merseyside

Working with the Workman Building Consultancy team, Activate are exploring a number of options for an under-used gyratory area, by designing layouts and developing cost plans for new wellbeing, retail and leisure uses.

Lower Precinct Shopping Centre, Coventry

Activate have been instructed by Royal London Asset Management (RLAM) to assess the opportunities to improve the food & beverage offer at the scheme by creating a new food hall. The initial feasibility study includes research with local residents, visitors and stakeholders to assess demand, a review of existing provision and potential income analysis. This will then be developed into a full business plan for the chosen solution.

Market 41 Food Hall, Urmston

Completed a feasibility study for the creation of a new food hall in Urmston. This included competitor benchmarking, draft P&L, operating model, turnover rent modelling, and advising on the layout and design of the building.

Enliven

St Christopher’s Place, London

Collaborating with the Workman on-site and property management teams is fundamental to the approach we take to deliver placemaking. Key deliverables at St Christopher’s Place include Enlivenment., Social Value, Community Engagement and Destination Marketing.

Croxley Park, Watford  

Activate support the onsite team to develop and implement a comprehensive placemaking programme to enhance the appeal of this business park. Our focus has been on delivering  a 12 month program of events which provide unique experiences for occupiers and support key asset management objectives around satisfaction and retention levels.

Quadrangle, Cheltenham

A back to basic strategy was implemented, where the property was given a unique brand identify, digital platforms and community presence to help increase brand awareness and increase interest from potential occupiers. Activate regularly take part in occupier engagement through a combination of surveys, focus groups and interviews with an assessment of existing amenities.
