Below are a selection of Activate’s current projects, as well as those previously undertaken by the team. These span consultancy advice for developers, investors and local authorities as well as the operational management and re-positioning of various destinations.

Current

Mixed Use Regeneration Scheme

Activate were recently instructed by U+I to provide an initial feasibility study of a potential mixed-use scheme by completing research on competing local retail and leisure provision and analysis of potential options for the site. Initial conclusions have identified a mixed use, independent-led solution including the provision of a food hall which meets the Council’s regeneration objectives.

High Street re-generation & masterplanning

Activate were recently instructed by a local authority on part of their town centre regeneration strategy, including re-purposing vacant space to include the relocation of the town centre market. The next stage will see a detailed viability study including financial forecasts, layouts and design options, building on previously completed customer research, trader consultations and competitor benchmarking.

Chester Northgate

Advising the local authority on the relocation of Chester Market into the new Northgate scheme, including business planning, lettings strategy, trader application process and expert witness at the CPO inquiry. Previously successfully reinvigorated existing market through marketing and events which increased footfall by 50%.

Old Spitalfields Market, London

Managed the re-positioning of Old Spitalfields Market from a traditional market into a successful mixed-use retail, leisure and tourist destination, by creating a dedicated event space for community and brand-led events and curating a programme of regular animation such as specialist markets, focused on independent, local traders, community groups, and large scale corporate events. Now rated amongst Top 20 London venues with over 10m visitors per year.

Market 41 Food Hall, Urmston

Completed a feasibility study for the creation of a new food hall in Urmston. This included competitor benchmarking, draft P&L, operating model, turnover rent modelling, and advising on the layout and design of the building.

Grosvenor Centre, Northampton

Assessment of options for void unit space within shopping centre, based on leisure and F&B opportunities, including; detailed audit of local competitors, new layout concepts including financial forecasts and indicative events programme.

Shepherd’s Bush, London

Re-branded and operated Shepherd’s Bush Market. Implemented a range of placemaking events and campaigns to animate the destination and use vacant space, including; the introduction of “Little Feast” pop-up street food market into a run-down, derelict space and the launch of the “Models of Diversity” event fashion show to promote inclusivity which attracted a range of press coverage.
